Surveying and Maintenance Manager
Location: North East
Hours: 37 hours per week (Full Time)
We are looking for an experienced Surveying and Maintenance Manager to lead the delivery of high-quality surveying, maintenance, and asset management services across a diverse property portfolio.
This is an exciting opportunity for a qualified surveying professional with strong leadership skills who is passionate about maintaining safe, compliant, and welcoming environments for residents, service users, staff, and visitors.
The Role
As Surveying and Maintenance Manager, you will provide professional building surveying expertise across housing and accommodation services. You will ensure properties remain safe, compliant, well-maintained, and fit for purpose while managing a dedicated maintenance team.
You will oversee inspections, repairs, planned maintenance programmes, void works, and capital projects, ensuring work is delivered safely, on time, within budget, and to the highest standards.
Key Responsibilities

  • Undertake stock condition surveys, schedules of condition, and defect inspections.
  • Assess building fabric and identify structural defects, deterioration, and maintenance requirements.
  • Produce detailed survey reports and recommendations.
  • Carry out pre- and post-work inspections.
  • Assess properties against Decent Homes Standards and other relevant quality requirements.
  • Identify building defects and specify appropriate remedial works.
  • Prepare work schedules and technical specifications.
  • Manage responsive repairs, cyclical maintenance, void works, and capital projects.
  • Monitor contractor performance, quality, and value for money.
  • Support the development and delivery of asset management and planned preventative maintenance programmes.
  • Ensure compliance with all relevant legislation, regulations, and health and safety requirements.
  • Lead, motivate, coach, and develop the maintenance team.
  • Foster positive working relationships with contractors, colleagues, and stakeholders.
  • Drive continuous improvement and best practice across property and maintenance services.

About You
You will be a highly organised surveying professional with excellent technical knowledge and a proactive approach to managing property assets and maintenance operations.
Essential Requirements

  • Relevant surveying qualification.
  • Minimum of five years' experience in surveying and/or property maintenance.
  • Strong knowledge of UK building regulations, housing regulations, and contract law.
  • Experience of identifying structural defects and recommending appropriate remedial solutions.
  • Experience of inspecting residential and commercial properties and advising on compliance requirements.
  • Strong project management and budget management skills.
  • Excellent communication and stakeholder management abilities.
  • Proven leadership and people management experience.
  • Full UK driving licence.

  • Management qualification.

  • Experience working within housing, supported housing, social housing, or property maintenance environments.
