Estates Technician (Electrical)
Overview
We are seeking an experienced Electrical Estates Technician to join a busy healthcare estates team, supporting the safe operation, maintenance, repair and installation of critical building services and engineering systems.
The role involves working across a complex estate, ensuring essential infrastructure remains compliant, reliable and operational to support patient care.
Key Responsibilities
- Diagnose, repair and maintain electrical and mechanical building services.
- Carry out planned preventive maintenance (PPM), reactive maintenance and installation works.
- Fault-find on complex electrical systems, LV networks and critical infrastructure.
- Maintain and test systems including:
- Power distribution
- Lighting systems
- Generators
- Fire alarms
- Nurse call systems
- UPS/IPS systems
- Building Management Systems (BMS)
- Decontamination equipment, sterilisers and washer disinfectors
- Act as Authorised Person (AP) / Competent Person (CP) where qualified.
- Support statutory inspections, testing and compliance programmes.
- Issue permits to work and participate in risk assessments and method statements.
- Liaise with contractors, suppliers and specialist service providers.
- Provide technical guidance and support to colleagues and apprentices.
- Participate in the Estates on-call rota and occasional weekend working.
Essential Requirements
Qualifications
- Recognised Electrical Apprenticeship.
- NVQ Level 3 / City & Guilds Level 3 in Electrical Engineering or equivalent.
- AM1 & AM2 qualifications.
- Evidence of Continuing Professional Development (CPD).
Experience
- Building services or estates maintenance experience.
- Electrical fault finding, maintenance and repair experience.
- Knowledge of planned and reactive maintenance within a complex environment.
- Experience using databases, spreadsheets and Microsoft Office.
Technical Knowledge
- Low Voltage (LV) electrical systems.
- HTM 06 Electrical Services.
- Electrical Safety Code for LV Systems.
- Mechanical systems including heating, ventilation and hot water systems.
- Health & Safety, COSHH and permit-to-work systems.
Skills
- Ability to work independently and manage workload effectively.
- Strong fault-finding and problem-solving abilities.
- Ability to interpret technical drawings and specifications.
- Good communication and organisational skills.
- IT competent.
Desirable
- BTEC, ONC/HNC in Electrical or Mechanical Engineering.
- Authorised Person (AP) or Competent Person (CP) accreditation.
- Acute hospital or healthcare estates experience.
- Knowledge of:
- HTM 01 Decontamination
- HTM 03 Heating & Ventilation
- Medical Gas Systems
- Specialist Decontamination Equipment
Additional Information
- Participation in an on-call rota is required.
