We are seeking an ambitious and driven Accommodation Manager / General Manager to take ownership of the day-to-day operation of a high-quality residence in Dublin, delivering an exceptional resident experience while driving operational excellence, occupancy performance and commercial success.

The Opportunity


As Accommodation Manager / General Manager, you will be responsible for the overall leadership, performance and standards of the residence. You will oversee all aspects of the operation, ensuring a safe, compliant, commercially focused and resident-centred environment.
This is a hands-on leadership role where you will work closely with onsite teams and support functions to ensure the residence consistently delivers exceptional service, strong occupancy and operational excellence.

Key Responsibilities

Operational Leadership

  • Lead the smooth day-to-day operation of the residence, ensuring high standards are maintained across all areas.
  • Drive a resident-first culture, delivering an exceptional customer experience throughout the resident lifecycle.
  • Maintain strong site performance through effective planning, prioritisation and problem-solving.

Resident Experience & Occupancy

  • Oversee the full resident journey from enquiry and arrival through to renewal, check-out and post-departure engagement.
  • Support occupancy targets through collaboration with sales and marketing teams.
  • Manage rent administration, deposits, resident records and tenancy-related processes.

Compliance & Facilities Management

  • Coordinate maintenance programmes and contractor activity to ensure property standards remain consistently high.
  • Ensure compliance with all health and safety, fire safety and regulatory requirements.
  • Maintain accurate compliance documentation and site records.

Team Leadership

  • Lead, coach and develop the onsite team, creating a positive and high-performing culture.
  • Establish clear goals, responsibilities and performance expectations.
  • Support team development and succession planning.

Commercial & Financial Performance

  • Monitor operational performance, occupancy levels, income collection and service delivery.
  • Use reporting and data insights to identify opportunities for improvement and mitigate risk.
  • Collaborate with key stakeholders to drive commercial success and operational efficiency.

About You

Essential Requirements

  • Experience managing or supporting operations within PBSA, co-living, residential property, hospitality or a similar environment.
  • Current PSRA Licence (Category C and D where applicable).
  • Strong understanding of resident experience, occupancy management, RTB processes and administrative controls.
  • Experience coordinating maintenance, contractors and compliance activities.
  • Ability to manage competing priorities including rent collection, complaints, deposits, cancellations and resident administration.
  • Strong communication and stakeholder management skills.
  • Commercial awareness with an understanding of how operational decisions impact occupancy, revenue, resident satisfaction and compliance.
  • Previous experience leading and developing teams.

Desirable Skills & Experience

  • Experience managing full site performance across multiple operational cycles.
  • New residence mobilisation, launch or handover experience.
  • Strong commercial and financial acumen, including cost control and performance analysis.
  • Experience using PMS, CRM, maintenance and reporting systems.
  • A track record of developing and mentoring team members.
  • Relevant qualifications such as IOSH, NEBOSH, Fire Safety, First Aid, Mental Health First Aid, IRPM, CIH or a recognised leadership qualification.
